Pinon Hills Land consists of an impressive 1,614 contiguous acres. The RL zoning for the San Bernardino County portion allows for residential homes up to 2.5-acre lots. With a general plan amendment to an RS-1 zoning, density may be increased to one single family home per acre. The zoning for the Los Angeles County portion is RR (resort zone). With a Conditional-Use Permit, the county may allow RR-2 zoning which would allow for 1- to 2-acre home sites. The current RR zoning uses include: golf courses, ski resorts, campgrounds, and wineries. Additionally, active water wells are located on the property.Of the total acreage, 162 acres is located in San Bernardino County and was at one time graded for a 64-lot subdivision. The 643 acres located in Los Angeles County is known as Camp Jubilee, once used as a boy scout camp, which contains a small reservoir, caretaker residence, bunkhouse, and dining hall. The balance of the 805 acres is situated between both San Bernardino and Los Angeles
